AMBERDALES ‘MAINLINE’ HOMEBUYER REPORT ON PROPERTY CONDITION.

RICS HOMEBUYER SURVEY & VALUATION.

 

The MAINLINE report is designed to give the client an appraisal of the general condition of the property to enable a purchaser to make a decision on the viability of completing the purchase and is a form of survey dealing with the main aspects of the property and advising on urgent/significant /further investigation requirements but not other repairs which are not considered significant to the property value or likely to be subject of negotiation in the purchase process. The survey does not include valuation but explanation is more extended than the RICS standard form of report. The survey covers: chimney stacks; rainwater goods; high level joinery; walls; dampness; windows and doors; roof space; ceilings; internal walls; chimney breasts;

Floors; staircase; internal damp test; cellars; insulation; hidden defects risk; electricity; gas; sanitary fittings; central heating and hot water; drainage; garage and outbuildings; boundaries, retaining walls; hard landscape surfacing; environmental matters; planning and building regulations matters; summary advice.
The RICS form of survey and report is a standard format and includes details of the general condition; any major faults in accessible parts; any urgent problems that need further investigation; dampness tests; any urgent repairs; an estimated rebuilding cost and market valuation opinion.

DETAILED BUILDING SURVEY

 

This is a very detailed inspection of the construction and condition of a building and covers all the elements contained within the above report but in more detail to the extent that both significant urgent repair and more minor maintenance is included and supported where appropriate with photographs, advice on maintenance and budget costs. This inspection may involve the use of a bore scope for non-destructive examination of voids.

This report provides a more comprehensive indication of the state of repair than the house purchase report.

SPECIFIC DEFECT REPORT/ELEMENTAL INVESTIGATION

 

Investigation and diagnosis of specific building defects and failures such as wall cracking and roof problems, dampness, timber defects, constructional errors and workmanship omissions. Such reports may be required by owners seeking professional advice prior to repair or by prospective purchasers for mortgage purposes, where the lender has requested further advice on building condition matters subject to concern.

HOME ENERGY SURVEYS

 

A survey which enables a computer report to be generated analysing the insulation value of a home and establishing an energy SAP rating under HM Government statutory assessment procedures for energy rating of dwellings.

The report is available to home purchasers and owners, as well as SAP ratings for contractors and designers to satisfy building regulations. Advice is given on improvements to increase the SAP rating and estimated costs.

PRE-HOME SALE INSPECTIONS

 

Designed currently for clients who are selling their home and wish to have the condition assessed in order to enable any repairs prior to sale which may affect the asking price.

WHY HAVE A PROPERTY SURVEY?

 

The fact is that unless you commission an independent report for your own benefit, you may find yourself faced with unplanned repairing requirements to building structure and fabric that could pose significant financial burden to you that may not have been reflected in the purchase price.

Many older buildings now suffer wear and tear of components that make up the building structure and often owners are unaware of these or unwilling to pay the cost of the repair.  In some cases buildings have been subjected to numerous DIY alterations where the owners have little understanding of the proper principles.

MANY HOME BUYERS MISTAKENLY RELY ON THE BUILDING SOCIETY OR BANK VALUATION REPORT. THE GOVERNMENT IS PLANNING TO INTRODUCE SELLERS HOME CONDITION REPORTS IN 2007 HOWEVER AS SPECIALISTS WE RECOMMEND YOU STILL OBTAIN YOUR OWN SURVEY.
